Built on top of the Casambi Bluetooth mesh, Tridonic’s Building Asset360 is a new market approach, designed to meet the challenges by providing a proactive approach to lighting asset management.
Building Asset360 is suitable for all types of buildings and is designed with retrofits in mind.
Modern buildings have an average operation phase lifetime of 65 years. Within this phase, maintenance, operations and labour to conduct these processes equate to 92% of the overall cost of a building – a figure that is documented by RIBA. This makes it the most cost-intensive phase in a building’s life cycle.
By targeting this phase specifically, Building Asset360 provides significant benefits to building owners, facilities managers and building occupiers by reducing costs through predictive maintenance, wireless emergency lighting and more energy efficient lighting.
Furthermore, Building Asset360 is a key tool for Asset Managers meeting building regulations and compliance by providing the ability to automate emergency lighting tests, and store and publish the reports in the building or on the cloud. With the use of data generated by the Luminaire asset, lighthouse alarms can trigger planned maintenance activities and in the case of emergency lighting, a potentially life-saving service is maintained.
Sustainability Approach

The World Green Building Council makes clear the best path to lowering embodied carbon to raise a building’s overall sustainability is to maximise the use of existing assets. By seeing a luminaire as an asset, we can focus on making sure its lifecycle is extended as much as possible. This is better for the environment as less gets thrown away and improves cost efficiencies as maintenance is cheaper than unnecessary replacements.
Building Asset360 can raise flags when a luminaire is not performing as it should, allowing corrections/adaptations to be made. An alarm such as the driver internal temperature will show if the operating temperature is too high. Operating in this manner can half the expected lifetime of a driver; but if the situation is known, the cause can be investigated and corrected. This will then allow the luminaire to remain in situ, work as it should, and last much longer
